Hanover Planners Weigh Mechanicsville Mixed Use With Sheetz and 120 Townhomes

Hanover's Planning Commission was scheduled to vote on a 40-acre mixed-use proposal at 6297 Mechanicsville Turnpike featuring a Sheetz, other retail and 120 townhomes, Richmond BizSense reported.

Hanover Associates LLC seeks rezoning from agricultural to general business with conditions, plus a conditional-use permit for self-storage and special exceptions for a daycare and landscaping and sign rules. Road plans include two roundabouts at the Creighton Parkway intersection.

Staff reports will go to supervisors later if the commission recommends approval. The vacant multi-parcel site sits in a fast-growing Mechanicsville commercial corridor where residents often scrutinize traffic and suburban density.

The case is an early test of how Hanover balances retail tax base against neighborhood concerns heading into fall hearings.
